** ELECTRICITY:
Electricity charges are not included and are sub-metered by Mission Bell RV Resort, not the local energy supplier. All sub-metered bills are calculated pursuant to PUC Subt. R.23.51(1)(G)(1).

** ELECTRIC RATES ARE SUBJECT TO CHANGE WITHOUT NOTICE DUE TO FLUCTUATING ENERGY PRICES BEYOND OUR CONTROL.

Discounts for Early Payment and New Residents:
A 3% discount for all rents paid in full by March 31, 2007, if paid by check or cash. A free lot or 50 amp service upgrade for all first time residents booking without a referral for at least 3 months (subject to availability; otherwise a $50.00 discount will be applied; cannot be combined with any other discount other than early payment by March 31st ).

Overnight Guests and Day Visitors: Rates based on parties of two. Additional charges of $3.00/day for each overnight guest. All overnight stays limited to 14 days. Management reserves the right, in its sole discretion, to deny access to any invited overnight guest or day visitor.

Lot Substitution: Management reserves the right to change any reservation to an alternative location notwithstanding deposits made; and in such event, will make every effort, but cannot guarantee, an alternative lot in the same category. Reservations for annual sites receive lot preference over shorter term reservations.

Refund Policy: Cancellation fee of $50 applies until Oct. 15th. Thereafter, refunds, less a $100 cancellation fee, will be made only for the serious illness or death of the immediate party(ies) making the reservation. Physician statement or other documentation required. No refunds or credits will be made on unused rent. Annual RV rates are based on a full 12 month rental and start April 1 of each calendar year. Departure at any time during the year will result in the applicable monthly rates being charged if that amount exceeds the monthly rate based on annual occupancy.

Storage: Do to space considerations, we do not allow storage of vehicles, RVs or trailers on our lots or parking areas. Sheds may be constructed or left only on annual sites.
